Home Warranty

W
hen your transferee lists their home, they are entitled to one more benefit; eligibility to receive home warranty insurance through a variety of home warranty companies. This means your employee will receive protection on their home’s covered systems and/or appliances from unexpected repair or replacement throughout the duration of the marketing process. Prices of warranties range from $345 to $500.

Most buyers today are aware of the many pitfalls that can materialize when purchasing a home. More and more they are expecting the coverage of a home warranty protection plan. Without a home warranty plan in place, potential buyers may make a lower offer or no offer based upon concerns about the home’s systems and appliances. I can provide a list of the area's inspection companies which provide pre-sale reports to help your transferring employees sell their homes. Most home inspection programs cover structural conditions, mechanical systems (heating, air conditioning, electrical, plumbing, etc.) radon, pest, and environmental hazard screening.

These inspections and reports give your transferees an edge when marketing their homes. The homes may sell faster and at a better price because prospective buyers are offered a one-year warranty. In addition, mandated disclosure requirements require sellers to take extra measures to fully inform prospective buyers about the condition of the property.

With a seller's pre-listing inspection, you reduce the possibility of unexpected repair costs by providing a seller’s inspection report during the home marketing process. When inspections are performed in advance, the sellers are informed.
